Rating System

Most comments for observed defects or repair needs follow the below format to better help you (the client) understand the severity of the defect or repair need observed. This can help you prioritize repairs or renovations.

Inspected

The inspector visually observed the item, component or system and if no other comments were made then it appeared to be functioning as intended allowing for normal wear and tear.

Maintenance Need

The item, component or system was functional overall, but was in need of normal maintenance and upkeep by a qualified licensed contractor(s).

Marginal

The item, component or system was marginally acceptable, repairs are recommended to improve or restore full functionality or condition. Due to age and/or deterioration, item, component or system will likely require early repair or replacement by qualified contractor(s).

Repair / Replace

The item, component or system is not functioning as intended, or needs further inspection by qualified contractor(s). Items, components or systems that can be repaired to satisfactory condition may not need replacement.
