Pre-Offer Inspection
A verbal only, time limited, modified version of a standard home inspection aimed at giving home buyers a window into the condition of the building prior to submitting an offer.
Scope of work: identify significant visible and identifiable MAJOR DEFECTS in the roofing and foundation systems that, in the judgment or opinion of the home inspector, adversely affect the function and integrity of the items, components, and systems reviewed. Other systems inspected as time allows. See Below.

Pre-offer Inspection Goals
Reduce your risk; know the conditions before you submit your offer. We will provide you with an understanding of the home’s positive and negative aspects.
Save time and hassle; Of negotiating an offer on a home you’ll likely not purchase due to poor building conditions.
Justify offer price; Knowing the condition of the home prior to making an offer can help you defend, with evidence, a lower asking price.
A pre-offer home inspection or walk-through inspection is not a substitute for a full home inspection. Typically, pre-offer inspections include a voucher for a discounted full home inspection after closing. Some restrictions apply.
What’s included in a pre-offer inspection?
Due to the time limited nature of a pre-offer home inspection, First Look Home Inspection will focus on the “big ticket” items which may include partial evaluations of the following;
- Roof
- Foundation
- Crawlspace conditions
- HVA/C equipment
- Plumbing
- Electrical
- Attic Insulation and Ventilation
Interior living conditions, plumbing fixtures, fireplaces, presence of WDO etc. are normally excluded in order to comply with the time limited nature of the walk-through inspection.
Inspector may also opt to forgo probing and sounding the wood structures to check to decay and other problems as deploying these tools during an open house is generally not allowed per the selling agent or representative.
